The term ‘The BoTree’ or ‘us’ or ‘we’ refers to the owner of the website. The term ‘you’ refers to the user or viewer of our website.

    The content of the pages of this website is for your general information and use only. It is subject to change without notice.

    Neither we nor any third parties provide any warranty or guarantee as to the accuracy, timeliness, performance, completeness or suitability of the information and materials found or offered on this website for any particular purpose. You acknowledge that such information and materials may contain inaccuracies or errors and we expressly exclude liability for any such inaccuracies or errors to the fullest extent permitted by law.

  3. MAKE A BOOKING

    By making a booking you are confirming that you are authorised to do so on behalf of all persons named in the booking and you are acknowledging that all members of your party agree to be bound by these Booking Terms & Conditions. When your booking has been made, a confirmation will be sent to you by email using the email address that you have supplied, or by post. All rates are subject to a 5% accommodtion discretionary service charge.

    Booking confirmations are subject to the availability of accommodation at the hotel. You should carefully check the details of your confirmation as soon as you receive it. You must contact The BoTree immediately if any of the details are incorrect or incomplete. We cannot accept liability for any inaccuracies that are not brought to our attention within 5 days of issuing your confirmation, nor can we accept responsibility for inaccurate information that you have supplied however we will do our utmost to correct any inaccuracies or required amendments.

  4. ROOM BOOKINGS

    All reservations must be guaranteed with a credit/debit card. In some instances, full pre-payment may be required at the time of booking. The amount of payment required at the time of booking will be advised to you during the booking process. Guests are required to show photo identification and a credit card upon check-in which will be authorised for an additional £100.00 per night for incidentals. In all cases, full payment will be due on departure from the hotel unless prior written agreement has been agreed.

    Check is in 3pm, and checkout is 12pm.

  5. PRICE CHANGES

    The BoTree reserves the right to increase or decrease the price of unsold rooms at any time. The price of your chosen room will be confirmed when your booking is made and, apart from any errors, we will not increase this price once it has been confirmed. We reserve the right to correct any errors in advertised and confirmed prices and will do so as soon as we become aware of an error. We will notify you of any price discrepancies relating to your booking should they arise.

  6. SERVICE CHARGE

    There is a discretionary service charge that represents 5% of the total room rate. For our food and drinks offerings there is an optional service charge of 13.5%.

    The service charge is distributed fairly across all departments contributing to the memorable stay, including some of the team that work behind the scenes to keep the finer details in good working order.

  7. GUEST CANCELLATIONS

    To avoid cancellation and/or non-arrival charges, guests should observe the The BoTree cancellation policy, applicable to your confirmed booking. If you are unable to attend your confirmed booking due to unprecedented circumstances, please contact our reservations team.

  8. THE BOTREE CANCELLATIONS

    In the unlikely event that we are unable to accommodate a confirmed reservation, it may be necessary to offer an alternative of an equal or a superior standard. If at any time we need to make changes that will affect your stay or we need to cancel your stay, we will tell you as soon as possible, offering a suitable alternative or a refund. This does not apply to minor changes or events during your stay, resulting from unusual or unforeseeable circumstances beyond our control.

    We cannot be held responsible for cancelling your booking as a result of your failure to comply with any requirement of our Booking Terms & Conditions, and we cannot be held liable for any expenses, costs or losses incurred by you as a result of any change or cancellation. If a guest or a member of your party behaves in a way that causes or is likely to cause danger, upset or distress to a third party or to hotel or guest property, we are entitled, without prior notice, to curtail the stay and request that the person(s) concerned leave the hotel. No refunds or return travel arrangements will be made and we will not pay any expenses or costs incurred because of such a curtailment.

  9. ADDITIONAL REQUESTS

    Special requests are subject to availability and cannot be guaranteed. If you have any special or additional requests, please confirm these in advance of your stay and we will endeavour to assist you in these.

  10. PAYMENTS

    We use a third-party provider to accept online payments.

  11. BEYOND OUR CONTROL

    We cannot accept responsibility for unforeseen circumstances beyond our control. These include (but are not limited to) adverse weather conditions, fire, riot, war, terrorist activity (or threat of such activity), industrial dispute, natural disaster, or injuries and death of an individual(s) through accidental circumstances unconnected with the hotel. By making a booking you are accepting responsibility for any damage or loss caused by yourself or a member of your party.

  12. EMERGENCY PROCEDURES

    Please take a moment to read the emergency evacuation procedures. You’ll find these on the back of the door in your room. If you think you or any of your guests need help in the event of an evacuation, please let our Guest Relations Manager know.

  13. GUESTS DURING YOUR STAY

    If you are planning to have friends over, please let our Guest Experience team know. Any guests not named on your reservation need to be registered. Maximum numbers and time limits may apply.

  14. CHARGES POST DEPARTURE

    If there is any damage to your room, please let us know before you leave. We reserve the right to charge for rectifying damage caused by deliberate, negligent or reckless acts. If any damage comes to light after departure we reserve the right to make a charge to the form of payment on file.

  15. VALUABLES

    Please use the room safe to keep your valuables secure. We cannot accept responsibility for loss or damage whatever the circumstances.

  16. NON SMOKING

    Please do not smoke anywhere in The BoTree. A fee will be charged to return your room to an odour-free status if we need to do so.

  17. BALCONY ACCESS

    If you are staying in either the Marylebone Lane, Marylebone or The BoTree Suite your balcony door is unlocked. If you prefer this locked please ask our Guest Relations Manager. This area is used at your own risk and children should be supervised at all times.

  18. GYM USAGE

    Fantastic gym equipment. Cleansing sanitiser spray. Fresh towels. Enjoy the experience.

    Please note:

    • Please sign in and out when using the gym.
    • Exercise is great for our minds and bodies but can carry risks.  You should not exercise beyond your own abilities. If you know or are concerned that you have a medical condition which may interfere with you exercising safely you should get advice from a relevant medical professional before using our facilities.
    • You are welcome to use the gym 24/7.
    • Anyone under the age of 16 is not able to use our gym. 16 or 17 year old are welcome with adult supervision.
    • Those under the influence of alcohol and or drugs are not permitted.
    • Wear suitable clothing and shoes.
    • The instructions and warning notices are displayed on each piece of equipment – please make yourself familiar. Let us know immediately if you notice any fault or damage.
    • Our gym is not manned; however, our Concierge team have local expert Personal Trainers ready to assist.

    Just in case of emergency…please know:

    • Call for help using the phone on the wall, you will be connected to our Guest Experience team. We aren’t doctors but have a first aider and can call the Emergency Services.
    • Make note of your nearest Emergency Exits.

    The serious bit: We will not be responsible for any loss, injury or death of anyone using the facility.  We take no responsibility for the loss, theft or damage of belongings brought into the gym.  By accessing the gym, you are deemed to have read and understood the guidance.  CCTV cameras are in operation.
